Allow me to please introduce myself. My name is Cynthia Smalls and I am an NNA Certified & Trained Notary Public and Signing Agent in the state of Texas. I am also NNA background screened for 2019.
Borrowers need assurance that their transaction is being handled by a professional who is not only meticulous but efficient. As a knowledgeable Certified Loan Signing Agent, I accept the responsibility of making this transaction a positive experience for the borrower and the Lender.

• Certified & Trained by the National Notary Association (NNA) as a Certified Notary Signing Agent.
• Passed NNA Notary Signing Agent Certification Exam with a score of 91.11%.
• Passed NNA Background Screening.
• Received Certificates of Completion by the National Notary Association (NNA) for courses in Notary Essentials & Notary Signing Agent Certification Course (includes TRID-Closing Disclosure & ALTA Trainings).
• Commended to be professional, dependable, efficient, and resourceful; exercise good judgment.
• I have completed nearly 2,500 notarial transactions during my 16-year tenure at the Bank of Scotland (NYC) in my role as Executive Assistant. I performed notarial acts of which included, but not limited in scope were mortgage/real estate closings, banking loan documentation, and other domestic & foreign banking lending instruments.
• I am bonded by Western Surety Company and have Errors & Omissions Insurance.
For your reference, I serve the following areas in Texas: Bell, Coryell, Lampasas & Mclennan Counties. However, I am willing to serve other counties within a 40-50 mile radius.

- Provide top-notch, professional signing services.
- Coordinate and oversee appointments at which loan documents are signed by the borrower.
- Receive documents via courier or reproduce electronically.
- Review each document in the Loan Packet to ensure everything is in order accordingly.
- Be knowledgeable about each document to ensure the borrower understands before signing.
- Conduct signing dutifully ensuring that all applicable documents are duly executed by the borrower.
- Notarize documents requiring notarization correctly.
- Once signings are complete, I will triple-check that every necessary document has been executed properly and accurately by the borrowers and that all necessary notarizations have been completed.
- Return documents via courier for processing expeditiously and advise contracted Signing Service with job status (and provide scan-backs, if applicable).
- Communicate with the contracted Signing Service with any questions or concerns that may arise during the signing.
